BLM Update Guide - 2022

With the update to UK Regulations with regards to the disclosure of Material Information in property listings, we are updating our BLM files with the same additional fields as the rest of the industry.

Our BLM files now have the following new fields:

Field name	Type	Notes
LET_BILL_INC_COUNCIL_TAX	"Y" / ""	Whether council tax is included in the rental price of the property (for lettings only).
MINIMUM_LEASE_TERM	Integer	Minimum term for the rental contract in months (for lettings only).
COUNCIL_TAX_BAND	String	Council tax band of the property. Values are single character strings from 'A' to 'H' or 'TBC'
COUNCIL_TAX_EXEMPT	Integer	Whether the property is exempt from council tax (for lettings only). Values are Boolean returning either a 1 or 0
SHARED_OWNERSHIP	Integer	Whether the property is shared ownership Values are Boolean returning either a 1 or 0
SHARED_OWNERSHIP_PERCENTAGE	String	The percentage of share being sold (0-100%).
SHARED_OWNERSHIP_RENT	Double	Price of rental payments (for shared ownership properties).
SHARED_OWNERSHIP_RENT_FREQUENCY	Integer	Frequency of rental payments (for shared ownership properties). 1 Yearly, 4 Quarterly, 12 Monthly, 52 Weekly, 365 Daily
ANNUAL_GROUND_RENT	Double	The annual cost for ground rent for the property (for resale leasehold properties).
GROUND_RENT_REVIEW_PERIOD_YEARS	Integer	The review period for ground rent for the property in years (for resale leasehold properties).
GROUND_RENT_PERCENTAGE_INCREASE	String	Ground rent increase amount as a percentage (0-100%) (for resale leasehold properties).
ANNUAL_SERVICE_CHARGE	Double	The annual service charge for the property.
TENURE_UNEXPIRED_YEARS	Integer	Number of years left on the tenure of the property (for resale only).

Our servers are now sending out these new fields on the BLM feed however, please note that agents may not have added data into these fields yet.
